2nd Half Property Tax Changes

Some taxpayers will notice a change in their real estate or manufactured home property tax bill for the 2nd half. This change is the result of Ohio House Bill 186, which created the new Inflation Cap Credit. The credit limits how much school district property tax revenue can increase when property values rise sharply during a county reappraisal or triennial update. Because many Ohio counties experienced significant valuation increases in recent years, the Inflation Cap Credit now reduces the portion of school taxes that would have grown faster than inflation, leading to lower bills for some homeowners.

The Inflation Cap Credit applies specifically to school districts that are subject to Ohio’s 20 mill floor. Ohio law requires that school districts receive a minimum of 20 mills of effective tax revenue. When property values rise, effective tax rates often decrease to prevent over collection. However, they cannot fall below the 20 mill floor. House Bill 186 caps the growth of voted (outside) millage to the three year inflation rate measured between reappraisal and triennial update cycles, and any amount above that limit is credited to the property. Because the act did not take effect until after first half tax bills were mailed, taxpayers will receive the full credit on their second half 2025 bills.

It is important to note that not all taxpayers will see a change. The Inflation Cap Credit only applies in school districts where the 20 mill floor is triggered, and some districts are not currently at that threshold. In Erie County, parcels in the Bellevue, Edison, Firelands, Huron, Monroeville, Vermilion, and Western Reserve school districts may receive a credit. Parcels in the Kelleys Island, Margaretta, Perkins, and Sandusky school districts will not receive the Inflation Cap Credit.

Second Half Tax Collection

The second half real estate tax will be due Wednesday, July 29, 2026.

The second half manufactured home tax will be due Wednesday, July 29, 2026.

Special Tax Collection Hours

The Erie County Treasurer's office will have special tax collection hours for the second half tax collection. From July 1, 2026 to July 29, 2026, the Treasurer's office will be open Monday to Friday from 8:00 am to 5:00 pm.

The Erie County Treasurer's office will be collecting taxes at the following times and locations:

Independence Day
